Brad Chandler has a different background than probably anybody we ever had on this show. Yes, he has done around 4,500 real estate deals over the last 20 years, but on that journey he also experienced two failed marriages, $9 million lost in business missteps, kids with behavioral issues, and the use of substances as coping mechanisms. Today, we're going to be talking about frame, social value, and we’re going to answer the question - how do we hold frame with the seller?
I'm going to offer an actual example, a real live call with Jim, one of our purchase agents, who does an amazing job on this call of holding frame with the seller.
To set the context for what you’re going to hear, whenever we're talking to a seller and negotiating using the Investor Creator framework, we never give a price and we never make an offer. Ever.
There are three reasons for this:
- An offer is a commodity to shop
- Type 2 error - the seller’s value that they’re willing to take is lower than what you’re willing to pay
- Not making an offer is the bridge to a good deal structure
