    Simon explains a simple process for finding discounted property deals in your area right now, with the key being to leverage the current low-competition period (such as December) by focusing on motivated sellers and utilising effective search and negotiation strategies.

    How To Protect Yourself Against Bad Tenants

    Simon discusses how to protect yourself from bad tenants, especially in light of the new Renters' Rights Bill, which marks the largest change to the private rental sector in 30 years, warning that this legislation may lead to an increase in "professional bad tenants" who take advantage of uninformed landlords.

    How To Influence A Property Surveyor

    Simon focuses on strategies for refinancing properties and specifically the concept of momentum investing, explaining how most investors wait years for a property's value to naturally appreciate before refinancing, a slow method.
