    First, we’re going to kick off our Luxury Lunch and Learn series at Breakers West SP in beautiful West Palm Beach. Every other month on the second Tuesday, we’ll open our doors to any luxury agent who wants to learn more, earn more, and network with other luxury agents.

    Additionally, we have some outstanding industry events planned for you during the year.

    We will highlight companies that focus on working in the upper-tier market and learn about their products and tools that help you assist affluent buyers and sellers better.

  • Which Factors Affect the Price of a Luxury Home?

    A lot of different factors go into the art of pricing a luxury home. Today we're talking about a few of the important ones you need to know about.

    Pricing luxury real estate is a complicated process. There are a lot of factors that determine the value of such properties, and today, I wanted to key in on four of the most important ones:
    1. Location: You've heard the phrase 'location, location, location' again and again because it's true. Is the home on a golf course? Does it look out over the water or polo fields? Location matters and adds a lot of value!
    2. Size: Luxury buyers tend to want more space, so the larger the property, the larger the value. 
    3. Special amenities and uniqueness: Every luxury property has something unique about it like heated marble floors, an infinity pool, or retractable screen enclosures. What does a home have that lets us tell the story of its uniqueness?
    4. Comparables: You won't find the perfect match, but you will find that these comparables will help you find the market value to price the listing at.

    Not all buyers who look at luxury homes can afford them. There are a few simple things you can do to prevent wasting your time with unqualified buyers.

    There are a lot of people out there that love looking at luxury homes. However, if you’re an agent listing a luxury home, how do you tell the serious buyers from the ones who just like to look? A lot of luxury home sellers will require their buyer to have a pre-approval prior to looking at the home. This ensures you don’t waste time dealing with unqualified buyers.


    Why Is Qualifying Luxury Buyers Important?

    Another way to make sure your buyer has enough funds is by simply asking them how they plan on paying for the home. The answer will either be cash or financing. If it’s financing, you want to be sure they have a pre-approval from a lender. If they don’t, then recommend a lender to them. If they are a cash buyer, you’ll need proof of funds as well.

  • The Right Way to Build a Real Estate Team

    As a new agent partner joining our firm, there are a few steps you take in your first year to build a real estate team.

    Once an agent joins our firm, you begin a 100-day training process, complete with professional coaching. This gives you a solid concept on how to operate as a business professional in the real estate industry. During your first three months, you are expected to get three transactions. At Keller Williams, we will guide you through these transactions.

    After that, our goal is for each agent partner to do one transaction per week, or four transactions a month. That is your goal. Once you hit a steady pace and can close one home each week for 90 days, you will be very busy. This is the time to take the first step in building your team - hiring an administrative assistant.

    The first step in building your team is to hire an administrative assistant.
    Now, it is very important not to take that step too soon. We will guide you through this first level of team building to create a solid foundation for your business. Administrative assistants help agents rise to a professional level. They focus on all the details so you can focus on what you do best - closing transactions.

    After you have hired your admin, the next step is hiring a closing coordinator. Now, the admin handles marketing and customer service while the closing coordinator takes the clients from contract to closing.

    To reach the third level of business, you will bring in someone to work on your sales team. This team agent - or buyer’s agent, if you prefer - will help handle showings, transactions, and allow you to branch out. This agent should generate 35 to 40 transactions by themselves. Then, you give them an administrative assistant to increase functionality and professionalism.

    With each step, we help our agent partners grow their business in healthy, balanced levels so you don’t go too fast. A lot of times, agents think the first step is to hire the team partner. That is not the case. You need that support system in place before that happens.

    Our coaching program is designed to help new and experienced agents get their career to the next level. We start agents off in our Ignite program. This is a two week program that gives an agent a full understanding of major success in the real estate industry.

    Next up is the Bold program. This is a regional program, where we bring you to the area. The agent partners attend training once a day for 8 weeks. This is the best training in the business. Agents who attend these programs get up to 14 transactions each.

    The Keller Williams Training goes over how to work with buyers and sellers regionally. There are also agent masterminds, as well as regional and international events like Family Reunion and Mega Camp. All of these events are here for you to grow your business.
