In this episode of The Pure Property Podcast, we work through why the correction in the headlines hasn't shown up in the properties we buy for clients.
The short answer is construction cost: when an existing house sells for less than it costs to build the same house today, nobody builds, no new supply arrives, and the stock already there has a floor under it.
We also go through the stock we bought for clients at $310,000 a year ago that now sells closer to $400,000, and the filter we use to tell one market from the other.
