Stop waiting. Start listening. š§
The GTA real estate market just shifted ā and most homeowners have NO idea. š
In this week's episode of Elementary, I'm pulling back the curtain on what's really happening in April 2026:
š Why homes near the city are flying off the market š Why the outer 905 is still moving slow (and what that means if you're selling) š The BIG mistake downsizers are making right now that's costing them thousands šø
If you've been telling yourself "I'll wait 'til things settle down"⦠sweetie, THIS is what "settling down" looks like. It's already here. āØ

šØ "The Bank of Canada just held rates. Your neighbour just listed. And buyers are FINALLY showing up. Is NOW the moment? I sat down with @mortgagesbykimberley and we spilled EVERYTHING. šµ"
Elementary with Jacqueline Watson | Guest: Kimberley Miller, @mortgagesbykimberley
The Bank of Canada kept rates unchanged ā no surprise there. But here's what IS shifting: buyers are showing up. Real ones. And prices? More favorable than they've been in a couple of years.
Kimberley joined me just as spring kicked off, and we talked about everything from mortgage realities to market momentum. She's been busy ā and so have I ā which means the market is DOING something.
We talked about a listing that sold in two days. Conditions fulfilled. Deal done. Two years ago that same property would have gone for significantly more ā but the sellers still walked away with a strong result. That's the market right now: not 2021, but not broken either.
We also talked about what's keeping buyers nervous. Inflation. Gas prices. Uncertainty south of the border. It's real ā but so is the opportunity.
The takeaway:
If you're a buyer or seller trying to figure out your next move, the window is open. It won't stay this way forever.

THE BASEMENT OF SHAME: Why 40 Years of 'Just in Case' is Keeping You StuckĀ
At 3 am, downsizers all over Toronto are googling "how to declutter when overwhelmed" ā but the problem isn't HOW to declutter. It's the 40 years of "just in case" thinking that's turned their basements into prisons and their homes into storage units for guilt.
WHAT YOU'LL LEARN:š Why "just in case" is costing you thousands ā and how to flip the script from "what if I need this?" to "what is this costing me RIGHT NOW?"
š The Three-Pile Truth ā A no-BS sorting system that actually works (hint: it's NOT the Pinterest version)
š The conversation you're avoiding ā How to get your partner AND your kids on board without World War III
š The decluttering lies making everything harder ā including why garage sales are stealing your money and sanity
š The Chic Moves 9-week timeline ā From overwhelmed to moved in TWO MONTHS, not two years
KEY TAKEAWAYS:⨠Your kids don't want your stuff (and that's okay ā memories aren't stored in objects)
⨠That treadmill-turned-clothes-rack has cost you $6,000+ over 10 years just sitting there
⨠Downsizing isn't about losing space ā it's about gaining FREEDOM, time, and actually living
⨠You need a deadline, not a "someday we'll chip away at it" plan
YOUR ACTION STEPS:1ļøā£ Write down your WHY (the dream, not the chore)
2ļøā£ Text your kids with a 2-week deadline
3ļøā£ Book ONE thing this week (estate sale consult, junk removal, donation pickup)
THE BOTTOM LINE:The basement doesn't get easier the longer you wait ā it just gets heavier. Your future isn't in your basement. It's waiting for you on the other side of that door.
Time to stop storing guilt and start living free. šŖ
Perfect for: Seniors, empty nesters, and downsizers in Toronto & GTA who are overwhelmed, stuck, and ready to finally make the move to their dream lifestyle.
Listen when: You're tired of walking past that basement door. You're ready for real talk, not fluff. You want a clear plan that actually works.

Ā Not the china.
Ā Not the cabinet full of āgood things.ā
Ā Not even the furniture you saved for years.
And before that stings too much⦠stay with me.
Ā Because this episode isnāt about loss.
Ā Itās about freedom, relief, and making choices before theyāre made for you. š§āØThis episode started with a sentence I hear almost every week.
Ā āBut my kids might want this.āHereās the quiet truth.
Most kids donāt want the stuff.
They want you.
They want less stress.
They want less guilt.
They want you healthy, happy, and not tripping over boxes of things youāve been keeping ājust in case.āIn this episode, we talk about why holding onto everything feels safe.
Why it feels loving.
Why it feels responsible? And why it slowly becomes heavy.
I share real conversations Iāve had with families.
The moment parents realize they are protecting objects, not memories.
The moment adult kids finally say, āPlease donāt save this for me.ā
The relief that comes when the house gets lighter.
The relief that comes when decisions are made with clarity, not pressure. This isnāt about rushing.
Itās not about throwing things away.
Itās about choosing on your terms.
While you have energy.
While you have options.
While the move can feel calm instead of chaotic. My philosophy is simple.
Stuff should serve your life.
Not control it.If your home is starting to feel heavy.
If the thought of āone dayā makes your chest tight.
If youāre worried about leaving a mess behind instead of a legacy. This episode is for you.
No shame.
No pressure.
Just honest talk and a better way forward.
If this hit close to home, share it with someone whoās quietly carrying the same weight. šCBC Ontario Today -Ā https://www.cbc.ca/listen/live-radio/1-45-ontario-today/clip/16156966-july-9-2025-what-changed-downsized

Selling Smart: What You Need to Know Before You List
Hereās the deal: letās be real. Selling a home isnāt about tossing a sign on the lawn and praying to the real estate gods. Nope. Hope is not a strategy.
This episode is for every seller who feels stuck, stressed, or flat-out overwhelmed by the thought of putting their home on the market. And if youāve been in your home for decades? Yeah, I see you. That emotional weight? Itās real.
Hereās what weāre digging into today:
⨠Why decluttering is the unsexy but essential first step. (Think one drawer, one closet, one room at a time. Progress, not panic.)
⨠The ātiny fixesā that scream this home is loved to buyers. Spoiler: itās not granite countersāitās that leaky faucet you never got around to fixing.
⨠Staging that actually works. (Not ripping your house bareājust editing what you already have so buyers can see themselves living there.)
⨠The Tinder effect of professional photography. Because yes, your house needs a glow-up if you want people to swipe right.
⨠Pricing strategy that actually gets your home sold in this marketāwithout leaving money on the table or chasing unicorn offers. And because downsizers and seniors are my people, Iām weaving in my Chic Moves Signature Programādesigned to take you from paralyzed to peaceful without losing your mind (or your memories).
Bottom line? Selling doesnāt have to chew you up and spit you out. With the right steps and the right guide, it can actually feel⦠dare I say⦠exciting.

Downsizers, move-up buyers, and anyone feeling stuck in the current Toronto/GTA marketāthis oneās for you. We talk about:
- Why lifestyle always comes before square footage.
- What downsizers should keep in mind (hint: itās not about the number of bedrooms).
- How to approach the āsell first or buy first?ā dilemma.
- Why knowing your real numbersānot guessesācan make or break your plan.
- The importance of big-ticket items like roofs, furnaces, and driveways in todayās buyerās market.
- Why bridge financing is your secret safety net.
And of course, I close with a look at whatās really happening in the market right now: conditions are back, deals are out there, and yesāyou still need a strong marketing plan (no, a lawn sign isnāt a strategy).
