    Monte Hewett Homes: Emphasizing the Attachment to Place

    President Monte Hewett with Monte Hewett Homes joins the Atlanta Real Estate Forum Radio podcast. He sits down with the President of Denim Marketing and Show Host Carol Morgan to discuss the company’s rise in mixed-use development and currently selling opportunities.

    At just 16 years old, Hewett began working with a focus on framing and placing the first nail in his celebrated homebuilding career. He attended Colorado State University for the construction management program and, after graduating, moved to Dallas, Texas, in 1984. In Texas, it was typical for a builder to be production-oriented, unlike in Georgia. Over time, he moved to better locations and built better products, eventually landing in the Atlanta market.

    In the 1990s, Hewett decided to be an infill builder. During this time, he observed markets in North Buckhead, Smyrna, Vinings, and, during the recession, Decatur, Roswell and Alpharetta to get a clear picture of the local demographic. He noted that many homebuyers were attached to the idea of a “place” and the amenities and walkability offered in that location. Locations such as Avalon in Alpharetta or downtown Roswell provide walkability, green space and all the tools necessary to construct a sense of place for homebuyers to call home through the generations.

    By the year 2010, Hewett was mainly focusing on creating mixed-use developments to meet this market need. His first project was Palisades at Milton Park in Alpharetta, followed by Avalon and Halcyon in Alpharetta, Madison Yards in Reynoldstown and more. Hewett noted that after the recession, it took more work to replicate the locations and prices he secured and had to switch strategies. The company shifted its focus on product pricing to create work-live-play communities that are more cost-efficient.

    Hewett said, “It’s a big accomplishment to be able to go and change the culture of the company and emphasize time and budgets. It feels good.”

    Monte Hewett Homes is currently working on Downing Park near Emory, a collection of 13 townhomes off Ponce de Leon Avenue priced from $2 million. Hewett also shared that he recently closed on a mixed-use project called Water Park, which is coming soon to Watkinsville, located 15 minutes outside of Athens. The project will feature 21 townhomes, 46 single-family opportunities and 20,000+ square feet of office, retail and food and beverage space. The community will also feature a baseball and basketball training facility.

    The builder is also currently selling townhomes starting at $959,900 at Interlock in West Midtown, townhomes starting in the high $500,000s at The Harman in East Atlanta and single-level flats and two-story condominium homes starting in the high $600,000s at Findley Row in Alpharetta.

    ResiBuilt Homes Champions Build-To-Rent Communities

    Senior Vice President Jay Byce with ResiBuilt Homes joins President of Denim Marketing and Show Host Carol Morgan on Atlanta Real Estate Forum Radio to delve into the burgeoning build-to-rent industry.

    A proud Georgia native and graduate of the University of Georgia Terry College of Business, Byce has a wealth of experience in real estate planning and investment. Since its establishment in 2018, ResiBuilt Homes has erected nearly 1,200 homes, primarily within the metro Atlanta area. The company’s footprint extends beyond Atlanta, with expansions into Orlando, Tampa, Charlotte and Greenville, solidifying its position as the ninth-largest private home builder in metro Atlanta. Notably, ResiBuilt Homes has earned its place among Atlanta’s Top 10 Private Builders, as recognized by MetroStudy.

    Amidst a landscape of high mortgage interest rates and dwindling home inventory, the demand for build-to-rent communities like those offered by ResiBuilt Homes continues to surge. However, the accompanying rise in development costs has led to increased community development and housing affordability challenges.

    Byce anticipates a further decrease in available homes for sale within the next two to three years, exacerbating the existing inventory shortage.

     Byce said, “Due to the economic climate, we’ve had to pivot our business model, and we’re offering more for-sale product.”

    ResiBuilt’s for-sale product complements its existing build-to-rent portfolio. The company specializes in crafting high-quality entry-level and first-time move-up homes, with townhomes and detached homes priced from the $300,000s experiencing steady sales of three to four units per month. While this transition necessitates adjustments, such as a reduction in the pace of construction from 10 to 12 homes per month to 3 to 4 homes to accommodate the evolving market dynamics, ResiBuilt Homes remains committed to adaptability and resilience.

    The appeal of build-to-rent communities transcends generational boundaries, with millennials seeking alternatives to traditional homeownership due to financial constraints and 55+ drawn to the low-maintenance lifestyle afforded by rental properties. Byce comments that many active adults are repelled by the label that comes with a 55+ age-restricted community.

    Investors also recognize the allure of build-to-rent communities, drawn by the promise of consistent cash flow and the option to easily sell properties when desired.

    On the BTR model, Byce said, “We prefer to own homes longer and be in partnership with the residents that we have.”

    ResiBuilt Homes aims to challenge lingering stigmas surrounding renters by creating rental communities that mirror neighborhoods of owner-occupied homes. Most ResiBuilt rental communities experience an average tenant tenure of four years, which is comparable to that of homeowners in similar price brackets.

    Renters’ preferences closely align with those of homeowners, emphasizing the importance of amenities and convenient location attributes. Developers have responded to that demand with various rental homes and communities. The ResiBuilt Homes approach involves developing smaller, convenient neighborhoods with managed amenities tailored to residents’ needs, such as dog parks and walking trails while ensuring proximity to essential services and retail hubs. In its larger communities, the builder offers an array of traditional amenities such as a pool, clubhouse and tennis courts.

    Amidst the growing popularity of rental communities, there are notable challenges, including issues related to squatters. Jay Byce sheds light on this issue, noting a spike in incidents last year. While the situation has improved, organized fraud was rampant, with individuals listing rental houses they did not own and taking security deposits from unsuspecting tenants seeking no credit check options.

    ResiBuilt Homes, in contrast, upholds stringent screening processes, conducting credit and background checks on all applicants. Byce emphasizes the importance of accountability, highlighting that the company’s approach prevents the exploitation of vulnerable individuals who may not qualify for leases elsewhere. Unfortunately, victims of such scams face prolonged eviction processes, lasting from nine to 18 months, which adversely impact investors and communities.

    These fraudulent activities not only tarnish the reputation of rental communities but also pose challenges for property owners. harm individuals directly involved and Byce said, “These people were preying on people that weren’t going to be able to lease homes anyway…That hurts investors, and it hurts communities.”

    Give Back with HomeAid Atlanta During the 2024 Essentials Drive

    Executive Director Mandy Crater with HomeAid Atlanta joins the Atlanta Real Estate Forum Radio podcast to discuss this year’s Essentials Drive and how people can get more involved with the organization. Crater sits down with the President of Denim Marketing and Host Carol Morgan.

    Celebrating nine years with HomeAid Atlanta, Crater has an impressive and varied work history! She received a degree in Public Relations in her undergraduate program and then transitioned to the Greater Atlanta Home Builders Association (HBA). After moving around a little, she ended up working for the designed charity of the organization that continues to receive generous support from the HBA.

    Crater said, “I’m happy to be celebrating a milestone coming up. I’m not quite a decade, but pretty close!”

    A constant presence in the Atlanta market, HomeAid Atlanta has been impacting lives across the metro area for over 22 years. The organization’s mission is to build new lives for people experiencing or at risk of homelessness through construction, community engagement and education. By partnering with friends in the building industry, HomeAid Atlanta receives discounts and donations for nonprofit housing service providers needing construction projects. Whether it’s an organization helping veterans experiencing homelessness that needs maintenance or an eight-unit apartment building for mothers and children, HomeAid Atlanta aims to assist in any way it can.

    Crater said, “The builders themselves came up with it back in 1989 in Southern California [after] seeing the need and saying ‘what do we do? How do we solve this problem? Because it’s our job to build houses.’”

    Around 23 years ago, the organization noticed that a lot of other businesses they partner with have mothers and children in need of necessities. There was also an additional need for volunteer opportunities. While many people may struggle to volunteer on project sites, anyone can donate diapers. The organization realized there was more to learn about the work they were completing. There was a need for a support system as well as revitalization.

    While the Supplemental Nutrition Assistance Program (SNAP) exists to combat food insecurity, there is no system for essential items such as diapers and wipes. Every child costs around $80 for diapers, which is a lot to consider, along with lodging and food. Each year, before Mother’s Day, HomeAid Atlanta collects as many diapers and wipes as possible to deliver to the organization’s friends on the Friday before the holiday.

    Running now until April 31, HomeAid Atlanta is asking for donations of diapers, wipes, feminine hygiene products, and adult diapers. The organization also has registries on Target and Amazon under HomeAid Atlanta. All donations can be dropped off at any SouthState Bank location across metro Atlanta and any location listed on the Drop Off Map on the HomeAid Atlanta website.     Blue River Development: Developing Land with Intent

    Geoffrey Reid with Blue River Development joins the Atlanta Real Estate Forum Radio podcast to discuss the company’s operations, key team members and building relationships. Reid sits down with Denim Marketing President and Show Host Carol Morgan.

    Reid was born in Savannah and spent most of his formative years in Atlanta, growing up in a homebuilding family. After attending the University of Georgia, he received his degree and worked at Pulte Homes. He took on various jobs in the warranty and construction departments in the Atlanta market and, eventually, the Charleston and Hilton Head markets. When the Great Recession hit, Reid took a backseat from the homebuilding business and began consulting for master developers and municipalities looking to revitalize distressed parts of their cities. He also obtained a master’s degree from the Citadel in Charleston. Eventually, he returned to the metro area to take on an acquisition position at Century Communities.

    Reid said, “While there I acquired over 4,000 lots during that time, built a lot of good relationships and then, had an opportunity for a regional role in this new sector…build-to-rent.”

    At Blue River Development, Reid supports team members and partners during the overall lifecycle of land acquisition. He ensures the uninterrupted progress of getting a parcel ready to build a house during the 12-to-24-month process.

    Reid said, “My day-to-day role is to make sure that, no matter what part of the acquisition process that deal is in, it’s always moving forward.”

    The Blue River Development team takes the process a step further by partnering with the seller and improving the property to make it more marketable and profitable for all at any given time. Specializing in buying, selling and brokering, the company determines which approach adds the most value to the parcel. When Blue River Development first acquires a piece of land, they discuss the best strategy together, understanding that the approach may change based on buyer-selling preferences, economic factors and market conditions.

    National Home Corporation Helps Buyers Achieve Homeownership

    Vice President of Sales Jason Walzer with National Home Corporation (NHC) joins the Atlanta Real Estate Forum Radio show to discuss constructing affordable housing, cost-saving strategies and the growing effect of interest rates. Walzer chats with show host and President of Denim Marketing Carol Morgan.

    Walzer has been involved in the real estate industry since beginning his career. He received his real estate license when he was 18 and began his career alongside his mother, who is a veteran industry member. Throughout college, he worked in general brokerage and, after graduating, entered the new construction sector. From there, Walzer transitioned into a training role and eventually leadership.

    Walzer said, “I’ve made it to a national VP role with NHC and I’m super excited about it!”

    Co-founded by the visionary Wade Jurney, National Home Corporation is all about providing affordable housing to as many Americans in as many places as possible. When homebuyers think of affordable housing, they imagine Section 8 or low-income housing. In reality, prospective buyers do not need to meet any qualifications to find a home through NHC. While most home builders advertise affordable housing with a $400,000 or $500,000 price tag, the corporation is happy to report that its average sales price is $240,000.

    Walzer said, “We’ve got houses…that are as low as $114,000 which is unheard of right now!”

    National Home Corporation targets markets that are within driving distance of large metropolitan areas and have affordable land to construct homes for the average American. The company connects buyers with the American dream of homeownership in Texas, Florida, Alabama, North Carolina and Missouri.

    Walzer shared that NHC is looking to expand into Georgia but noted that the company is struggling to find affordable land in the city’s extensive metropolitan area. The corporation is searching for land in Columbus, Macon and other tertiary markets north of Canton.

    Walzer said, “[Our Georgia expansion is] definitely on the horizon. We want to grow as much as possible, [especially] when our corporate office is here!”

    What separates NHC from its competitors in the industry is its ability to provide buyers with the best price per square foot. Walzer shared that they aim to continue to be that builder in every market the company enters to continue the legacy of connecting buyers with affordable housing in a time of unpredictable interest rates.

    terra alma: a Female Placemaking Perspective

    CFO Michaela Boone with terra alma joins the Atlanta Real Estate Forum Radio podcast to discuss being a woman making history in Atlanta’s commercial real estate sector.     McKinney Builders Uncovers New Beginnings Across Georgia

    Partner Jim Beveridge with McKinney Builders joins the Atlanta Real Estate Forum Radio podcast to discuss new homes at Town at Trilith, The Gardens at Arbor Springs and more! Beveridge sits down with host Carol Morgan and chats about the company’s impact on the real estate and business community.

    A University of Georgia graduate with a bachelor’s degree in finance, Beveridge’s career timeline features 28 years of experience as a banker, mainly representing homebuilders. During market downturns, he often helped manage troubled loans and real estate. He shared that he enjoyed figuring out what went wrong and how to bring those assets back to the market to position them to receive the highest value. During this time, Beveridge also worked on obtaining his MBA from Georgia State University.

    Beveridge said, “I got the bug for real estate during those downturns!”

    Following the Great Recession, the bank Beveridge was working for was not ready to provide loans again. He followed his love for real estate and partnered with Mac McKinney with McKinney Builders. Originally a builder that produced a few custom homes per year, McKinney Builders is now a production builder currently constructing in five different communities.

    Beveridge said, “[Over the last 12 years,] we’ve become the leading builder of both Serenbe and Trilith, and developed 10 communities [that have] won Community of the Year!”

    The builder’s active adult product, available at The Gardens at Arbor Springs, highlights select basement and slab homes with a courtyard design, featuring an interior courtyard, owner’s suite on the main floor, open concept kitchen and den and much more! The community features a stellar onsite amenities package that includes a clubhouse with a basement gym, trails, a wildflower meadow and access to the attached master-planned community’s onsite golf course. Arbor Springs will feature around 1,000 homes upon completion. The Gardens at Arbor Springs section will feature 49 homes in Phase I and 22 homes expected in Phase II. Beveridge also shared that a new community at Arbor Springs is underway, with the plan to construct 125 additional residences.

    The builder is starting an enclave of homes adjacent to Lake Burton in a community called Burton. The first five homes in the McKinney Builders section, two presales and three specs, are going vertical. With frames that are nestled into the homesites, many of the homes feature stunning lake views. The homes are located across from Brad’s Marina and have access to a substantial network of trails near the Moccasin Creek National Park and the surrounding forest.

    Beveridge said, “We’re creating a highly experiential community that creates close relationships between people occupying the spaces and sites.”

    Denim Marketing Celebrates 25 Years of Marketing Magic

    Denim Marketing’s Vice President of Client Services Courtney Stewart interviews Founder and President Carol Morgan on the Atlanta Real Estate Forum Radio podcast. The duo turns back the clock to 1999 and celebrates the 25th anniversary of Denim Marketing.

    Growing up, Morgan always knew she wanted to own a company. After attending college and falling in love with public relations, she worked in public relations for Atlanta Botanical Garden, Zoo Atlanta, and a marketing firm specializing in real estate for her first 10 years out of school. Having her first and only child caused Morgan’s professional needs to shift as family responsibilities increased. Thus, Denim Marketing was born!

    Morgan said, “I went out on my own initially as a freelancer. I guess now you can see 25 years later we’ve grown into much more than just me! It’s probably the best thing I ever did.”

    From its first year in 1999, Denim Marketing has maintained its approach to focusing on client’s needs.  The agency aims to provide clients with a personalized fit, customizing solutions and maintaining responsiveness.     Which Way Will the Atlanta Market Tip?
    Chief Marketing Officer John Ryan with Georgia MLS joins the Atlanta Real Estate Forum Radio podcast to discuss the current condition of the Atlanta housing market. Ryan sits down with show host Carol Morgan and touches on how the market currently affects buyers and sellers. When homebuyers embark on the exciting yet stressful journey of purchasing a dream home, they often turn to their real estate agent to answer questions and provide a glimpse into the ever-changing market. If there is a problem with a lender, a home inspection or more, buyers turn to their agents to solve problems on their behalf to help them reach the closing table. The largest real estate marketplace in Georgia and Atlanta, Georgia MLS regularly oversees billions in transactions. Due to the high concentration of buyers searching for their ideal home, available homes come and go in the blink of an eye, causing frustration for many market watchers. Ryan said, “Atlanta is a very desirable place to live…We have to be able to provide the housing needs for both the incoming residents and the residents that are already here.” When asked about the most significant issues currently shaping the market, Ryan stated it is a combination of availability and affordability. The Atlanta housing market needs more supply and demand due to a lack of new homes and the presence of resales. Ryan said, “When a listing comes on, you have to be prepared both financially and [be ready] to make a move quickly because that is what the market is demanding right now… That imbalance has to be addressed.” With interest rates experiencing a slight decrease, many market watchers wonder if rates will continue to drop. Based on his research, Ryan expects rates to stabilize, something that is already beginning to come into effect. A tale of two years, 2023 saw rising interest rates in April that continued to climb past 8% in October. Luckily, interest rates dropped and stabilized around 6% in the first month of this year. Ryan said, “If we have stability, that will bring confidence to both buyers and sellers…to get the market moving into a good position.” A positive stat to remember: Ryan shared that around 90% of homeowners currently have a mortgage with a below 6% interest rate. This “lock-in effect” makes experts wonder if those homeowners will put their homes on the market if conditions continue to alleviate.
